Why The CVS Corner Near Audubon Doesn't Feel Like A Pass-Through Anymore

For years, the corner of Airport-Pulling and Vanderbilt Beach Roads did exactly one job for Audubon residents. You went for a prescription, maybe a gallon of milk, and you left. The CVS anchored it, a scatter of storefronts filled in around it, and nobody circled back unless they'd forgotten something on the first trip.

That corner is still there. What surrounds it is not the same place it was even a year ago, and the shift matters less because of any single opening and more because of what kind of errands are showing up. This isn't becoming a reason to dress up and drive somewhere for a special night. It's becoming a reason to stop doing three separate errands in three separate directions.

The Corner Everyone Used For One Thing

The Galleria Shoppes at Vanderbilt sits directly on that northwest corner, a few minutes from Audubon's gates off Vanderbilt Drive. For most of its life it functioned as a strip center with a pharmacy pulling the traffic and a mix of tenants riding along. When The Cave Bistro & Wine Bar and Naples Wine Collection closed their doors, the center had a choice: backfill with something generic, or use the vacancy to redefine what the corner was for.

It chose the second option, and the tenant list that followed reads less like a shopping center refresh and more like a household restocking list.

What's Already Open

Ambrosi & Sons moved into the old Cave Bistro and Naples Wine Collection spaces at 2343 Vanderbilt Beach Road, units 602 and 604, and it's already running as an Italian imports market and wine bar. Owner Rudy Ambrosi built the business over several years out of a retail counter attached to his restaurant supply company in East Naples before relocating it to this corner. The shelves carry imported pastas, flours, sauces, oils and wines by the glass, and Ambrosi has said what he enjoys most is talking with customers about where the products come from.

"There's a story behind all the products that you don't usually get in a regular store."

That's not incidental to the bigger story here. A specialty grocery run and a glass of wine used to be two separate stops, often in two different directions. Now they're one stop, on the corner Audubon residents were already driving past.

Two restaurants filled in around it earlier. Crazy King Burrito opened in Suite 100 on the center's southwest edge, serving specialty burritos built from family recipes along with fresh guacamole and elotes. Next door, Mojo Thai & E-San reopened after a renovation, shifting its menu toward dishes from Thailand's northeastern region.

What's Still Filling In

The rest of the build-out was announced through 2025 and into this year, and pieces of it are still landing. The Good Pour, a Florida wine and spirits retailer expanding outside its home turf near Orlando and Gainesville for the first time, leased the entirety of the new four-unit building behind the CVS outparcel, more than 7,000 square feet, making this its sixth location. The Supper Club is taking over the former Tableside restaurant space with a 1930s-inspired dinner lounge concept. Aufieri & Martinez Argentinian Steakhouse is moving into a longtime restaurant space with wood-grilled meats on the menu. SweatHouz, a wellness studio built around private infrared saunas and cold plunges, is opening here as one of two North Naples locations, the other going into the new Tree Farm Plaza at Immokalee Road and Collier Boulevard.

Behind all of it, a two-story building under construction on the property's southeast corner will add roughly 20 more units for future tenants, which means the corner isn't finished rearranging itself. It's partway through.

Put the still-arriving list together and a pattern holds:

• A full-format wine and spirits retailer taking an entire building
• A dinner lounge replacing a restaurant that had been there for years
• A steakhouse built around a shareable, sit-down occasion
• A recovery and wellness studio, not a gym
• Twenty more units with no confirmed tenant mix yet

The Habit This Actually Changes

Compare that mix to what's happening at Mercato, a mile or so east, where the operator broke ground this July on tripling the central piazza along Strada Place, adding turf, seat walls, custom lanterns and a covered performance stage. That's a destination bet: more reasons to linger for an evening, more reason to make a night of it.

The Galleria Shoppes build-out reads differently. Nothing here is chasing an evening out. It's assembling the errands that already fill a week, the grocery stop, the wine pickup, the recovery session, the sit-down dinner that doesn't require a reservation two weeks out. For Audubon residents, whose entrances sit off Vanderbilt Drive west of US-41, this corner has always been closer than Mercato or Waterside Shops. What changed is that it now has a reason to be the first stop instead of a pass-through on the way to one.

That's the part worth sitting with if you live inside the gates. The convenience math didn't used to favor this corner for anything beyond a prescription refill. It increasingly does now, for the kind of trip that used to mean driving further.

A Saturday Habit That Predates All of This

None of this build-out invented foot traffic at the center. The Galleria Shoppes has run one of North Naples' longest-standing farmers markets for years, a pet and family-friendly weekly gathering with produce, honey, baked goods and local artisans, still running as of this past Saturday. That existing rhythm is part of why the tenant mix landing around it makes sense. The market already trained people to treat this corner as a stop, not a drive-through. The new tenants are filling in the rest of the week.
